Borough of Point Pleasant Beach May 19, 2021 PB Meeting minutes
The May 19, 2021 meeting of the Point Pleasant Beach Planning Board opened at 7:00 pm. The Clerk read the notice of compliance with the “Open Public Meetings Act. Present were Board members: Chairman Ritchings, Mayor Kanitra, Mr. Calderone, Mr. Cavagnaro, Vice chair Bixby, Mr. Woolley and Secretary Mills
Absent: Mr. Paesano, Mr. Gant and Councilman Migut
Also, in attendance – John Mele, Board engineer and Dennis Galvin, Esq.
Motion by Mr. Cavagnaro, second by Mr. Calderone to memorialize the minutes of April 14, 2021
In favor: Ritchings, Calderone, Cavagnaro and Mills
Opposed: None
Mayor Kanitra updated the board that we won the lawsuit FILED BY Jenkinson’s. They are now in conversation with the town to work things out.

ORDINANCE 2021 – 21
AN ORDINANCE OF THE BOROUGH OF POINT PLEASANT BEACH, COUNTY OF OCEAN, STATE OF NEW JERSEY, AMENDING CHAPTER XIX, ENTITLED “DEVELOPMENT,” AT VARIOUS SECTIONS TO IMPROVE AND UPDATE THE REGULATIONS OF DEVELOPMENT IN THE BOROUGH.
Mayor Kanitra stated the ordinance was cleaned up to be MADE MORE friendly to business.
John Mele stated it touches on the MC, GC and HC zone to make it more business friendly.
Chairman Ritchings questioned some BLANKET STATEMENTS about massage parlors. Dennis Galvin stated they can come with a use variance request. Applications can be heard on a CASE-BY-CASE basis.
Mr. CAvagnaro questioned the language used in reference to art studios; He believes the grammar in incorrect.
Ms. Mills will call Mr. Riordan to double check.
