May 18, 2022, PB Regular Meeting minutes

 

 

The May 18, 2022 meeting of the Point Pleasant Beach Planning Board opened at 7:00 pm.  The Clerk read the notice of compliance with the “Open Public Meetings Act.  Present were Board members: Councilman Ramos, Chairman Ritchings.  Mr. Bixby, Mr. Woolley, Mr. Calderone, Mr. Cavagnaro and Secretary Mills

Absent:  Kanitra, Paesano and Gant

Also in attendance: Board attorney Robert Ulaky and Board Engineer, John Mele

 

Motion by Mr. Cavagnaro, second by Mr. Calderone to memorialize minutes of April, 2022 –

 

In favor: Bixby, Calderone, Ramos, Cavagnaro, Woolley, Mills and Ritchings  

opposed:  none

 

 

Sign review

 

Residential sign – Mary Reto – 344 river avenue

 

Courtney Bixby stepped down from review of this sign.

 

Mary Reto explained that her husband passed away. The sign is slightly over on the square footage.  Sign is one foot by 3 feet. 

The board felt the difference is deminimis and it is an attractive sign.

The name translates to “Angel house” and it is also a wine.

 

motion by Ms mills second by Mr Wooley to approve the residential sign.

Little Point bookshop – 616 – 618 Arnold Avenue

 

                Kelly Crivelli, explained the problem with the large existing sign. It is attached to the building. Chairman Ritchings explained the ordinance change and the reasoning for review and inquired if there is a feasible way to make it more conforming. Kelly explained that she could replace the slide in letters. The sign was originally created so the name could be changed. The background is black.  Wooden signs are not cheap. She would be happy with the vinyl signs in the window. Chairman Ritchings likes the signs depicted in the window. The board stated she is not obligated to use the large sign. Kelly stated that she would prefer to leave the sign black and just have the vinyl signs depicted in the photo. Chairman Ritchings believes the building owner should be dealing with the non-conforming sign. Kelly prefers just the vinyl in the window.

                Motion by Councilman Ramos, second by Mr. Cavagnaro to approve the vinyl window signage.

SINNERS STEAK HOUSE – 20 INLET DRIVE

 

Kurt Hagan, general Manager is requesting to put a small 1 foot sign with an arrow to direct the public inside the restaurant and not to access the patio through the gate.

 

Motion by Councilman Ramos, second by Mr. Cavagnaro to approve the small fence signage.

In favor: Wooley, Bixby, Calderone, Ramos, Cavagnaro, Mills and Ritchings

Salt water culture llc – 416 – 420 richmond avenue

 

Applicant is requesting vinyl window signage.  the only signage they would have be this minimal sign.

 

Advised not to do a hanging sign due to the age of the building. Mr. Cavagnaro stated due to the limitations of the building this gives a better OPPORTUNITY, SIGN is just white vinyl on the window.

 

Motion by Mr. Cavagnaro, second by Councilman Ramos to approve the white salt water culture vinyl sign.

Application #2022-418 – 905 Gowdy avenue – John D. Walter – Lot 1 – block 55 – applicant requesting to subdivide into two conforming lots.

               

Jillian McLeer, attorney for applicant, reviewed the requested sub-division. It is totally conforming. The only variance is a pre-existing front yard setback which is on the developed lot. There is a shed on the new lot that will be removed.

John Mele explained that there would be no restrictions outside of the ordinance to develop this lot.

The parking on the existing lot was referenced but there is adequate parking on the existing lot and the sub-division will be filed by plat.

Audience comments

Christopher Knudson owns 709 New Jersey questioned the parking.

John Walter, applicant, sworn gave his background with the property and his family. Has been in the family for 80 years.

Motion by Mr. Cavagnaro, second by Mr. Bixby to approve the sub-division of John D. Walter – 905 Gowdy Avenue – Lot 1 – Block 55
