July 19, 2023 PB Regular Meeting minutes
The July 19, 2023 meeting of the Point Pleasant Beach Planning Board opened at 7:00 pm. The Clerk read the notice of compliance with the “Open Public Meetings Act. Present were Board members: Vice chair Paesano, Chairman Ritchings, Mr. Woolley, Councilman Ramos, Mr. Calderone, Mr. Cavagnaro and Ms. Mills
Absent: Mr. Gant, Bixby and Kanitra
Also, in attendance – Bob Ulaky, Board attorney and Ray Savacool, Board Engineer

Motion by Mr. Cavagnaro, second by Councilman Ramos to add the special meeting date of September 13, 2023 at 6pm to the Planning Board calendar and we are also going to change the start time of the September 20, 2023 meeting date to 6pm.

Pops Corner – 500 Arnold Avenue – requesting 2 signs and waiver from wood like finish.
The Board found the signs to be attractive and critical for the function of the business.
The signs are not illuminated at this time and they will utilize goose neck lighting in the winter. In total there are three signs and three awnings. There will be no outside seating on the Route 35 side; it was denied by the DOT.
Motion by Ms. Mills, second by Mr. Cavagnaro to approve the signage of Pop’s Corner at 500 Arnold Avenue.

2023-16 – Residences at Bay Point – Transferred from Zoning Board – Applicant looking to install a/c units.
John Jackson, attorney for applicant, reviewed the application and reason for the request.
Power Point entered as Exhibit A-3.
Applicant wishes to add concrete patios to condo units to allow for room to access patio. It is really that simple. Also seeking a/c units which create a frontage variance.
There is an extensive drainage system installed to prevent ponding.
There are three condominiums building which have extensive landscaping.
Brian Murphy, PE/PP reviewed site plan and explained how the a/c units and patios will hardly be visible with the landscaping. The patios will make the outdoor space more useable. It will be an aesthetic upgrade. Does not see any issues with runoff and ponding. Impervious will be increased from 61.6 % to 63.4%. Trash enclosure has been included. They are mini-splits units and are requested a blanket approval. (4 units)
John C. Roberts, sworn, explained the reasoning behind the split units. There is not room for central air to be installed
Chairman Ritchings commented that the property is very attractive and well maintained.
Vice Chair Paesano – Also stated that the property is well maintained and these requests make sense.

Motion by vice chair Paesano, second by Mr. Calderone to approve application 2023- 16 of Residences at Bay Point – 320 Maryland Avenue with conditions
