The November 17 2022 Special Meeting of the Board of Adjustment opened at 7:30pm. The clerk read the notice of compliance with the “Open public meetings act.” Present were Board members: Mr. Kelly, Mr. Dixon, secretary Schneider, Mr. Driber, Mr. McGee, Mr. Neill, Ms. McFAdden and vice chair Reynolds
Absent – Struncius, Dixon and Pasola
Also, present –Karen Mills, Clerk, Ben Montenegro, Esq., Board attorney and Ray Savacool
Motion by Mr. McGee, second by Mr. Kelly to memorialize the minutes of August 18, 2022

2022-37 – John/Kathy Gabrielli – 210 Washington Avenue – Block 19; Lot 6 – Applicant wishes to install a generator on the left side of the home in the side yard setback.
John Gabrielli, applicant, sworn, stated that he wants to install a generator which will require variances of side yard setback for emergency generator/platform where 5’ is required and 4.6’ is proposed Minimum lot frontage where 50’ is required and 45’ is existing. Applicant and his wife are the title owners of the subject property. The subject property is located in the SF5 zone. Single family residential homes are a permitted use in the zone. The lot is 45’ by 125’ (deficient for lot width and lot frontage where 50’ is required in the SF5 zone). There is an existing single-family home on the subject property; built in accordance with Resolution of Approval 2019-02 (adopted 12/6/18; memorialized 1/3/19). It is his intent per the plans submitted to add an emergency generator on elevated platform in the side yard as depicted. He stated that this is the best and most efficient location due to the existing location of the air conditioner units and electrical panel.
