The December 4, 2014 regular meeting of the Point Pleasant Beach Board of Adjustment opened at 7:30 pm. The clerk read the notice of compliance with the "Open Public Meetings Act. Present were regular members: Mr. Spader, Mr. Dixon, Mr. Kelly, Vice-Chair Reilly and Mr. Reynolds

Application #2014-41 – Janine/Mitch Winter – 208 Forman Avenue – Block 61; Lot 15 & 16 – Applicant is lifting the existing single family dwelling to comply with FEMA standards and adding a new roofed front porch and unroofed rear deck.
Mr. Davis has stepped down from the following application.
John Jackson, attorney for applicant. This is a case where the house will be raised, but the applicant needs a little relief of the front yard setback with the addition of a front porch. Gregory Cox, architect, sworn, credentials accepted. Home is completely conforming as it sits now with the exception of the shed in the rear which is a little close to the property line. A-3 – Satellite view from google earth. House is Cape Cod style in an A-11 flood zone; first floor must be at 12 feet. Home will be seven (7) feet below the allowed height when raised. When home is lifted the brick will be removed from the home. Proposing to project a porch to create a nicer entry; porch will be open with a roof and will be seven (7) feet deep. Home will be in alignment with neighboring homes.
Deliberations
Spader – When I saw this house I was thrilled; it just looks great. Still keeps the charm that is part of that block for the past 30 years or so.
Kelly- Very supportive; good example with what can be done with an elevation under 35 feet. Thrilled
Reynolds – Sorry that you went through what you did to get here; it is beautiful and you have done a good job.
Dixon – Questioned if there will be windows in the foundation. (Yes) They will be full sized and installed as depicted in rendering. In support of this application
Vice-Chair Reilly – Not much else to say; it is beautiful and fits Point Pleasant Beach.
